Professional ethicsFor a loan officer or broker we understand that you would like to know an estimated value of a property in advance of ordering a full appraisal. As licensed or certified real estate appraisers, we are controlled by standards and a code of professional ethics that govern the appraisal industry. We are not allowed to give an oral value from just the basic property address without following the uniform standards. Per the uniform standards we cannot provide a value or a range of value unless at a minimum an
appraisal is conducted.

It is unethical for an appraiser to accept an assignment, or to have a compensation arrangement for an assignment, that is contingent on any of the following:
- the reporting of a predetermined result (e.g., opinion of value);
- a direction in assignment results that favors the cause of the client;
- the amount of a value opinion;
- the attainment of a stipulated result; or
- the occurrence of a subsequent event directly related to the appraiser’s opinions and specific to the assignment’s purpose.
